What people mean by "damp" — and why the word itself is the first problem
When someone says a building "has damp," they have described a symptom. The problem is whatever is putting the water there. "Damp" is what you can see and smell and feel: a stain spreading up a wall, a patch of black mould in a corner, plaster that crumbles to powder, paint that blisters and peels, a musty smell that never quite lifts. All of these are the building telling you that moisture is going somewhere it shouldn't. None of them, on its own, tells you why.
This matters more than it sounds. The same brown tide-mark near the bottom of a wall can be produced by at least four completely different causes, and each of those causes needs a different fix. Treating the stain without understanding the cause is like taking a painkiller for a pain you haven't diagnosed: sometimes you get lucky, and sometimes you mask the thing that is quietly getting worse.
The three classic mechanisms
Most damp in homes comes down to one of three mechanisms (sometimes more than one at once). Knowing how each tends to present is the first step to reading a wall properly.
Penetrating damp is water getting in from outside, through the fabric of the building rather than up from the ground. It is one of the most common causes of damp in older homes, and among the most often overlooked. The usual culprits are mundane: a blocked or leaking gutter, a cracked downpipe, missing or slipped roof tiles, failed flashing where a roof meets a wall, decayed pointing (the mortar between bricks or stones), or ground that has been built up against the wall outside so that earth or a path now sits above the internal floor level. Penetrating damp typically appears as a localised patch that tracks back to a specific external defect, and it very often gets worse after rain, especially driving rain on the exposed side of the house. That seasonality and that link to a specific spot are the tell-tales.
Condensation is moisture that was already inside the building (from cooking, washing, drying clothes, showering, even breathing) turning back into water when warm, moist air meets a cold surface. It collects on the coldest spots: behind furniture pushed against an outside wall, in unheated corners, around single-glazed windows, in poorly ventilated bathrooms and kitchens. The signature of condensation is black spot mould and a pattern that follows the cold and the lifestyle of the house rather than any external defect. It is, in modern homes especially, probably the single most widespread damp problem, and it is usually a problem of heating, ventilation and moisture management, not a problem with the building fabric at all. Sealing a house up tighter, ironically, tends to make condensation worse.
Rising damp is groundwater drawn upwards through the pores of a wall by capillary action, the same effect that draws water up into a sugar cube dipped in tea. Where it truly occurs, it produces a roughly horizontal "tide-mark" at the base of a wall, typically up to around a metre and rarely higher, often with crumbly plaster and sometimes a fluffy bloom of salts brought up from the ground.
True rising damp is far less common than the damp-proofing trade implies, and it is heavily over-diagnosed. A low-level tide-mark looks like rising damp, but it can equally be produced by penetrating damp splashing up from a high path, by condensation behind an impermeable wall finish, by a hidden plumbing leak, or by salts in old plaster pulling moisture out of the air (hygroscopic salts, meaning salts that attract and hold humidity). A hand-held electrical "damp meter" (the device you may have seen pressed against a skirting board) cannot tell these mechanisms apart. It responds to salts and to surface moisture, and it will happily read "damp" on a wall whose problem has nothing to do with rising groundwater. The conservation and building-science communities are not unanimous on how rare true rising damp is (a genuine, live professional debate), but there is broad agreement that the number of homes "treated" for it vastly exceeds the number that actually have it.
Why old buildings are meant to breathe
To understand why so many damp "cures" backfire in old homes, you have to understand how those homes were built to handle water in the first place, because it is the opposite of how a modern house works.
A modern house is built to resist water: a cavity in the wall, a waterproof membrane, a damp-proof course (a deliberate barrier near the base of the wall), impervious cement and plastic-based paints. The whole strategy is to keep moisture out and stop it ever crossing the wall.
An old, solid-walled building (anything roughly pre-1919, and many later ones too) works on the opposite principle. There is no cavity and usually no membrane. The thick solid walls of brick, stone, flint or cob were built to manage moisture rather than block it: to absorb some rain when it falls, hold it harmlessly in the mass of the wall, and then release it back out as vapour when conditions dry. The materials that made this work are breathable (vapour-permeable), meaning they let moisture pass through as vapour rather than trapping it. Lime mortar (the bedding between the bricks or stones), lime plaster inside, lime render or limewash outside: these were chosen precisely because they let the wall dry out. The building is in a constant, gentle moisture balance, taking water in, and letting it go again. A breathing wall stays sound for centuries.
Damage happens when someone applies a modern, impermeable solution to a wall that was designed to breathe. The classic interventions are:
- Cement render on the outside, in place of lime. Hard, brittle and waterproof, it cracks as the building moves; water gets in behind the cracks and is then trapped against the wall because the cement won't let it evaporate back out.
- Gypsum plaster on the inside, in place of lime. It holds moisture, decays when wet, and seals the inner face.
- Modern masonry paints, sealants and waterproofers that coat the wall in a film water cannot pass.
- "Tanking" i.e. sealing the inside of a wall with a waterproof barrier or membrane to hold water back, a technique borrowed from basement waterproofing.
Every one of these does the same thing: it stops the wall breathing. The moisture that the wall used to shed harmlessly now has nowhere to go. It builds up, migrates to wherever it can escape (often appearing as a worse damp patch a foot higher up, or in the next room), and it accelerates the decay of the soft old materials behind the new hard surface. In trying to "cure" the damp, the intervention manufactures it. This is why a heritage surveyor treats the words "tanking" and "cement render" on an old building as warning signs.
Cause before cure: how a surveyor actually reads a wall
A proper diagnostic method goes beyond just pointing a meter at a skirting board and reading off an answer. It is detective work, and it runs roughly like this.
Observe before concluding. Describe what is actually there: the height and shape of the staining, where it is and where it isn't, what the surface is doing (peeling, crumbling, blooming with salts), what's behind it and outside it, without yet naming a cause. Most diagnostic mistakes are made by jumping to the label too early.
Read the pattern. A tide-mark that stops at a metre and runs level says something different from a stain that fans out from one high point. Mould in a cold corner says something different from a wet patch directly below a window. The shape of the moisture is the building's own evidence.
Use seasonality and weather. Does it appear or worsen after rain, especially driving rain from one direction? That points outwards, to penetrating damp. Is it worst in winter, in unheated rooms, behind furniture, with the windows kept shut? That points to condensation. Is it stubbornly there year-round at low level? Worth investigating rising damp, but only after the cheaper, more common causes have been ruled out.
Apply construction logic. What is this wall made of, and how was it meant to manage water? What has been done to it since? Is there a path raised outside, a cement skirt, a plastic-paint coat? Very often the defect is a previous well-meant repair, and you find the cause by understanding what the building was trying to do before someone interrupted it.
Test the cheap explanations first. Before recommending anything invasive or expensive, eliminate the things a fifteen-minute walk around the outside might reveal: the choked gutter, the cracked downpipe, the bridged ground level. Rising damp, the rare and disruptive diagnosis, is the last conclusion you reach, by surviving the elimination of everything simpler.
The discipline in one phrase is cause before cure. Read the symptom back to its source, and only then decide what needs doing, if anything.
What to be wary of
If you own or are buying an old building, a handful of things should make you pause.
The "free damp survey." A free inspection is almost never free. In the UK, the firm offering it is usually a remedial contractor: a company that sells damp-proofing products and treatments. Their "surveyor" is, in effect, a salesperson, and the survey very often arrives at the conclusion that happens to require the product they sell. This isn't necessarily dishonesty; it is the structure of the incentive. Someone whose income depends on installing a treatment is not the right person to ask whether you need the treatment. An independent diagnosis comes from someone you pay for their judgement, who has nothing to sell you afterwards.
Injected chemical damp-proof courses on solid walls. This is the standard remedial "cure" for rising damp: a chemical fluid injected into holes drilled along the base of the wall to form a barrier. On a modern cavity wall it has its place. On an old solid wall it is frequently inappropriate because, more often than not, the wall didn't have rising damp in the first place, so the injection treats a cause that wasn't there while leaving the real cause (the gutter, the cement render, the condensation) untouched. The damp comes back, and meanwhile the old plaster has usually been hacked off and replaced with a hard, waterproof "renovation" plaster that stops the wall breathing, doing fresh damage to the fabric in the name of curing it. Be especially wary when the same firm both diagnoses and installs.
Cement render and internal tanking, for all the reasons in the section above: they trap moisture in a wall built to release it. A "guarantee" that accompanies these treatments is often a guarantee against the wrong thing, and is frequently worth less than it appears, since it typically depends on the original (incorrect) diagnosis holding true and on the issuing firm still trading when you try to claim.
None of this means damp-proofing companies are never right or that injected courses never work, there are real cases for them. It means that on an old, solid-walled, breathable building, these standard "cures" are the wrong default, and the conservation-minded approach is to diagnose the cause properly first, then repair in materials compatible with how the building was built. That approach is reflected in the guidance from bodies such as the SPAB (the Society for the Protection of Ancient Buildings) and Historic England, and in RICS's own work on moisture in traditional buildings.
When to get a Specific Defect Diagnosis
This guide is general guidance. It is written to help you understand what you're looking at and to ask better questions. It is not advice on your particular building.
If you have a real damp problem in a real building, the thing worth paying for is an independent diagnosis: someone who inspects the actual fabric, reads the cause before prescribing the cure, and has no remedial product to sell you at the end. The aim is always the same: understand what the building is actually doing, fix the genuine cause as gently and proportionately as the fabric allows, and avoid the expensive interventions that damage old homes while pretending to save them.
