Maintaining an old home

Old buildings are not fragile. The ones that have stood for centuries survived because, for most of that time, somebody kept the rain off them and kept them aired. Maintenance is the cheapest and most effective conservation there is.

Old buildings are not fragile. The ones that have stood for two or three hundred years did not survive by luck, they survived because, for most of that time, somebody kept the rain off them and kept them ventilated. A traditionally-built house is a working system, and like any working system it asks for a little regular attention, given steadily. The good news is that the attention it asks for is mostly modest, affordable, and well within the reach of an ordinary careful owner.

This is general guidance for owners of older and traditionally-built homes in East Anglia, not advice on any one building. Every house is different, and some of what follows will matter more to a rendered timber-frame cottage than to a Victorian brick terrace, though the underlying principles hold across the lot.

Why maintenance matters most

Maintenance is the cheapest and most effective form of conservation there is. That isn't a sentimental claim; it is a financial one. The single most important thing you can do for an old building is also one of the least expensive: clear the gutters, keep the rain moving away, and put things right while they are still small.

The reason is that neglect compounds. A blocked gutter is a five-minute job. Left for a season, the overflow soaks the wall behind it; left for a year or two, that persistent wetting rots a timber lintel or a window sill, decays the plaster inside, and feeds the damp that someone will later try, expensively and often wrongly, to "cure." The original fault cost nothing to fix. The consequences run into thousands. This is the old builder's "stitch in time" principle, and in old buildings it is close to a law of nature: small problems caught early are minor; the same problems ignored become structural.

The Society for the Protection of Ancient Buildings (SPAB, the long-established conservation charity that has championed sensitive repair of old buildings for well over a century) has built much of its public work around this idea, including an annual National Maintenance Week each autumn. The message is consistent and worth repeating: routine maintenance is what actually keeps old buildings sound.

There is a second reason to care, beyond the fabric itself. A well-maintained old home holds its value and its character; a neglected one quietly loses both, and a buyer's surveyor will find every consequence of the neglect. Looking after the building is, among other things, looking after the asset.

Water is the main enemy

If you remember one thing, remember this: almost all decay in old buildings traces back to water: water getting in where it should not, or water that has got in and cannot get back out.

Timber rots because it stays wet. Plaster fails because it stays wet. Mortar washes out, brick and stone spall and crumble, and damp takes hold inside; all of it, overwhelmingly, because water found a way in and then lingered. Frost makes it worse: water sitting in a saturated wall expands as it freezes and breaks the surface apart.

The whole of maintenance, reduced to its essentials, is two tasks: keep water out, and keep water moving away. Most of the routine below is one or the other of those two things. Get them right and you have dealt with the great majority of what threatens an old house.

The cyclical routine, element by element

Maintenance is a cycle. Here is what to keep an eye on, working roughly from the top of the building down.

Rainwater goods (gutters, downpipes, hoppers). These are the single most important things to keep clear, and the easiest to neglect because they are out of sight. Blocked or broken gutters dump water straight down the face of the wall, where you least want it. Clear leaves and debris at least twice a year (autumn is essential, once the leaves are down), and check again after heavy storms. Look during rain if you can: that is when you actually see water overflowing a gutter, weeping from a joint, or sheeting down a wall from a cracked hopper (the open funnel where a gutter meets a downpipe). A few minutes watching the building work in the wet tells you more than an hour on a dry day.

Roofs. From the ground, or a safe upstairs window, look for slipped, cracked, or missing tiles or slates, especially after high winds. Check the ridge (the line along the very top) and the flashings (the strips, usually lead, that seal the joins where the roof meets a chimney, a wall, or a valley between two slopes). Failed flashings and a single missing slate are among the commonest routes for water into an old roof, and both are small jobs if caught early.

Chimneys and parapets. Chimney stacks and parapet walls (low walls running up above the roofline) are exposed on every side and take a battering. Look for leaning, cracked or open joints, loose pots, and failed flashings at the base. Because they are high and weathered, they are often where decay starts unseen.

Pointing and render. Pointing is the mortar between bricks or stones; render is the protective coat over the face of a wall. Both are sacrificial; they are meant to weather and be renewed, protecting the masonry behind. Look for mortar that has eroded back, cracked, or fallen out, and for render that has cracked, bulged, or come away ("blown"). Repair these in materials that suit the building (see below) as this is one of the places where the wrong material does real harm.

Windows and external joinery. On an old building, paint on external timber is not just decoration, it is the protective skin that keeps water out of the wood. The moment it cracks and peels, water gets into the timber beneath and rot begins. Traditional joinery was designed to be maintained: kept painted, it lasts generations; left bare, it fails and gets needlessly ripped out and replaced. Keep sills, frames, and doors decorated, and deal with bare or flaking patches before they spread.

Ground levels and drainage. Over the years, raised flower beds, new paving, gravel, and general "tidying up" tend to pile earth and hard surfaces against the foot of the wall. This is a common and avoidable cause of damp: it bridges the wall's defences and traps water against the masonry. Keep external ground levels low and clear of the wall, and make sure surface water drains away from the building.

Vegetation and plant growth. Remove plant growth from gutters, roofs, and the tops of walls, and keep climbers and shrubs in check. Roots and stems prise open joints and hold moisture against the fabric; self-seeded saplings in a gutter or a chimney are a warning sign that maintenance has lapsed. Trees close to a building can be a more serious matter, particularly on the shrinkable clay soils found in parts of East Anglia. If a large tree is near the house and you are seeing new cracking, that is a question for a professional.

Working with the building

Traditionally-built houses (those built before roughly the early twentieth century, with solid walls and no modern damp-proof course or cavity) work differently from modern ones. A modern wall is built to keep water out absolutely, by sealing it. An old wall is built to let small amounts of moisture pass in and then evaporate back out: it "breathes." That difference governs almost every decision you make about repair.

The practical rule is to use breathable, compatible materials: lime mortars, plasters, and renders rather than hard cement; and breathable paints rather than modern plastic-based ones. These let the wall keep doing what it was designed to do. The opposite (sealing an old building up with cement render, gypsum plaster, waterproof coatings, or impermeable paint) traps moisture inside the wall instead of letting it escape, and that trapped water then does its damage out of sight: decaying timber, salt damage, and damp that gets worse after the "improvement." Many of the damp problems in old houses were created by the well-meant repairs intended to cure them.

Ventilation and gentle background heat matter for the same reason: they carry away the everyday moisture a household produces (cooking, washing, breathing, drying clothes) before it condenses on cold surfaces. An old house that is sealed tight and intermittently heated is far more prone to condensation and mould than one that is allowed to breathe.

A simple maintenance calendar

You do not need a complicated system. An annual rhythm, written down, is enough.

  • Spring: A walk round after winter. Check for any storm or frost damage, slipped slates or tiles, cracked render, and bare patches of paint. Plan the year's redecoration and small repairs while the weather is improving.
  • Autumn: The big one. Clear gutters, downpipes, and hoppers once the leaves are down. Check the roof, flashings, and chimney before winter sets in. This is the season SPAB rightly singles out, because everything you fix now is a problem you avoid in the wet months.
  • After every storm or heavy rain: A quick look for slipped tiles, blocked or overflowing gutters, water getting in anywhere. Catching storm damage immediately stops a one-off event becoming an ongoing leak.

Keep a simple record. A page in a notebook, or a note on your phone, recording what you checked, what you found, and what you did, with the date, is worth far more than it sounds. It tells you when the gutters were last cleared, whether that crack has actually moved since last year, and when the windows were last painted. For an old building, where the same problems recur on the same cycle, that running log is useful, and it is the kind of record a surveyor or a future buyer will value.

Know your limits

Plenty of maintenance is safe for a careful owner: clearing low-level accessible gutters, keeping joinery painted, watching the building in the rain, keeping vegetation and ground levels in check, and looking regularly and writing down what you see. Looking is the most valuable thing you can do, and it costs nothing.

Some things are not DIY, and it is no failure to say so:

  • Working at height. Roofs, chimneys, and high gutters mean ladders and falls. If you cannot do it safely from the ground or a secure window, get someone in. No gutter is worth a fall.
  • Electrics, gas, and anything structural. These are for qualified trades, full stop.
  • Structural warning signs. New cracks, cracks that are visibly widening, doors or windows that have started to stick or drop, bulging walls, sagging roofs: all these are signals to stop and call a professional. They may be nothing serious, or they may not; the point is that they are the things an untrained eye cannot reliably read, and the cost of misreading them is high.

When a condition survey or maintenance plan helps

Regular owner maintenance handles the routine. There are moments when an experienced eye is worth having: when you have just bought an old house and want to understand what you have taken on; when something has appeared that you cannot interpret; when you want a clear, prioritised list of what needs doing, in what order, and what can safely wait; or when you would rather start from a proper baseline than guess.

A condition survey does that: it reads the building as a whole, identifies what is sound and what needs attention, separates the urgent from the cosmetic, and gives you an outline maintenance plan you can actually work from. For an old building in particular, the value is as much in knowing what not to do (what to leave alone, what cheap fix to avoid) as in the repairs themselves.
